A driving force in the building industry, is to produce a variety of building types with the same flexible building system (configurable platform) using a different architecture while optimizing user experience. TMB offers Build To Rent (BTR) residential buildings for the rental market. By reverse engineering, modularization and breaking our product architecture down, components can be arranged in different ways to create residential buildings to meet unique customer needs. We have classified our portfolio on size, function, and number of rooms. Modularization and componentization enable us to easily adapt floorplans, material and the look and feel of a building.

Product Catalog
Basically, a building comprises of six layers (Steward Brand). By analyzing and breaking down these layers and disconnecting the individual parts I arrived at the conclusion that for a holistic approach, the TMB system needed to be modularized, and based on the principles of Open Building. By including different functions and features such as hybrid use of materials, adaptable structural strength, easy (dis)assembly, longevity, and biobased insulation, we created interchangeable physical building parts. The different parts and features are grouped in product platforms, which we called Orange Kit.
There is a choice from a variety of building types and floorplans. Each building type can be customized with bespoke parts from our Orange Kit library. The building types are grouped by category and the highly insulated building envelope can have any type of exterior finish.
TMB 100
Low and mid-rise apartments have studios and 1 to 3-bedroom apartments. They are popular with students, couples, roommates and young families. The size of the apartments varies from 190 to 870 sq ft (approx. 18 – 80m2).

Low and mid-rise apartments have studios and 1 to 3-bedroom apartments. They are popular with students, couples, roommates and young families. The size of the apartments varies from 190 to 870 sq ft (approx. 18 – 80m2).

TMB 300
Cluster buildings with or without a commercial plint, residents share amenities. The buildings have studios and 1 to 2-bedroom apartments and size from 290 to 680 sq ft (about 27 – 63m2).

TMB 400
TMB offers a range of co-living (a student way of living) and social-housing designs. From 7-unit micro apartments (85 to 160 sq ft / 8m2 -15m2) in which each resident has an own bedroom supplemented by shared amenities like kitchen, toilets, bathroom and living room, to apartment buildings with 20 units (160 to 225 sq ft / 15m2 -21m2) per story with a private bathroom and kitchen where residents share amenities such as living room, garden, laundry room and fitness/entertainment. We created Homeless Hospitality and RDP-housing.

Care home apartments are a comprehensive housing solution tailored to cater to the needs of individuals requiring (intensive) care.

TMB 600
TMB offers a range of 1 and 2-story single-family homes varying in size and number of bedrooms, all with adequate storage space provide flexibility for new couples, (first) families, and retirees. Detached, semi-detached and terraced, optional with balcony or garage. The size of the homes varies between 580 to 1.170 sq ft (about 54 -110m2).

Population growth and demographic shifts has a big effect on demand for multifamily housing. For people who wish to rent rather than buy TMB offers tailor made professionally managed Build To Rent (BTR) communities to suit prospective renter’s lifestyles.
Build-to-rent homes include modern suburban style single family homes, (multi-story) row homes, duplexes but also garden style apartments.
